The majority of home purchasers borrow money to buy. The lender will ask for a valuation BUT this is not a detailed report upon the condition of the property. You can therefore have your own private and confidential report.

The most popular types of survey for residential property are:

 

RICS Homebuyer Report

This report is appropriate for houses, bungalows and flats that are conventional in type and construction and appear to be in reasonabIe condition. For example, we would not undertake this service on a thatched cottage.

The inspection for the Homebuyer Service is less extensive than that for a Building Survey. It focuses on assessment of the general condition of the main elements of a property and gives an opinion of Market Value.

The report is presented in a format published by The Royal Institution of Chartered Surveyors. Central to the Report are colour coded condition ratings. These are applied as follows:

 

The Building Survey

The Building Survey provides a detailed report on the building including our explanation of the defects found and appropriate repairs. Comment is made as necessary on future maintenance liability.

A Building Survey can be carried out on buildings of any age. However it is generally most appropriate for buildings constructed in the 1950's or earlier.

We carry out many surveys on older buildings. A large number are Listed as being of historic interest. Our Senior Partner has a Master of Science Degree (MSc) in Conservation together with knowledge and expertise built up over many years.
